What is the house construction cost per sq ft in Madurai?
Our five packages run from ₹2,700 to ₹4,000 per sq ft: Budget Package ₹2,700, Mesh Package ₹3,000, Roof + Matt Concrete ₹3,200, Basic Interior ₹3,600 and Full Interior + Mica ₹4,000. The built-up area is measured outer to outer, and the final rate is confirmed in writing after site measurement.
What does the Budget Package include?
Foundation, pillars, plinth, lintel and belt; a 5-inch roof slab laid with a concrete mixer; plastering for walls and ceiling; putty, primer and paint inside and outside; vitrified floor tiles and wall tiles; a kitchen slab with granite top and steel sink; a teak main-door frame, uPVC windows and room doors; CPVC plumbing with ISI taps, Parryware fittings and a 750 litre tank; hi-fi switches with 2 A/C points and 5 power plugs; and a cupboard and loft in every bedroom.
How do I pay for the construction?
Payment follows five finished stages: plinth, lintel, roof slab, plaster and wood work, and paint and finishing. Your written agreement ties each payment to a completed stage, so you see the work before you pay for it.
Which cement and materials do you use?
We use UltraTech, Ramco, Dalmia or Chettinad cement, M-sand, ISI-grade steel and ISI-brand wiring. Materials and sizes for each part of the house are listed in the written agreement.
Do you help with house plan drawing and building approval in Madurai?
Yes. Our DTCP registered engineer, K. Vijayalakshmi (B.E Civil, Grade II, Reg. No. RE/GR-II/87/2025/DTCP/Madurai), handles house plan drawing, building approval, DTCP layout and subdivision, bank loan plan copies and building regularisation.
What is not included in the package rate?
Items such as the EB main line, three-phase connection, carpenter and wood work, safety gates, compound wall, septic tank and sump, bore and motor, and elevation tiles and lighting are the owner's scope. The extras that are charged separately and the owner's scope are both listed in the agreement before work starts.
What does Dbell Interiors do?
Dbell Interiors is our interiors team. It does plywood and mica work, plain and designed false ceilings, and softwood panel ceilings, measured on site and priced per sq ft after a site visit.
